Pattaya 2-bed short let: the median grosses 13,000 baht a month

Published 3 min readMarkets: Thailand

Answer

On public market data, the median 2-bedroom short let in Pattaya City grosses about 13,000 baht a month before any cost, which can be less than a long let. Short stays pay only if the house runs well above the market median and is registered for stays under 30 nights.

Why the median matters more than the average

Market reports often quote the average. In Pattaya City the average 2-bedroom short let grosses almost twice the median, because a minority of strong listings pulls the average up. If you plan on the average, you are planning to be in the better half of the market from day one.

Houses are also a small part of this market. About one listing in eight is a house; most are condos with pools and sea views, and those are your competition on price.

In November 2026 we modelled a renovated 2-bedroom house in Pattaya for a partner. At market-average performance, short stays paid the owner about the same per year as a long let at a typical rent for that area. The case only worked when the house ran clearly better than the market: in our base case, about half as much again as the long let.

As reported. A projection, not a result.

How to check yours

  1. Get the long-let figure first. Ask two or three agents what the house rents for, furnished, on a one-year lease, and take off the agent's fee (often one month's rent).
  2. Find your short-let competition: 2-bedroom entire homes within 1 to 2 km on Airbnb and Booking.com. Note their nightly prices and how full their calendars are.
  3. Estimate gross: nightly price times nights sold in a year. Start from the market median, not the average.
  4. Take off the channel fee. Airbnb's host-only service fee is 15.5% for most hosts.
  5. Take off running costs: cleaning if guests do not pay it, electricity and air-conditioning, water, consumables, repairs and management.
  6. Compare what is left with the long-let figure from step 1. If short stays do not clearly beat it on the median case, the long let is the safer plan.
  7. Check the law before you list: whether the house can register as non-hotel accommodation, and whether the village or project rules allow daily lets.

When not to do this

  • If the property is a condo, read the building rules first. Many projects in Pattaya ban rentals under 30 days, and one neighbour's complaint can bring an inspection.
  • If the house cannot be registered as non-hotel accommodation, do not offer stays under 30 nights. The penalty under the Hotels Act is up to one year in prison or a fine of up to 20,000 baht, or both, plus up to 10,000 baht for each day it continues.
  • If the house has no air-conditioning, furniture or mattresses yet, add the setup cost to the comparison and work out how many months of the difference it takes to pay back.
  • If the owner wants steady income with no involvement, a long let fits better.

Frequently asked questions

Can I rent a house in Pattaya for stays under 30 nights?
Under Thailand's Hotels Act, stays under 30 nights are hotel activity and need a licence. A small house with up to 4 rooms and 20 guests may register as non-hotel accommodation with the local administration if it meets the conditions. Take legal advice for your property.
When is high season for short stays in Pattaya?
On the last twelve months of market data, revenue per available night peaked in February and was lowest in September. The gap is shallow: the best month earned about 1.4 times the weakest.
What about stays of 30 nights or more?
Rentals of 30 days or longer fall outside the Hotels Act. A monthly product avoids the licence question, but price it against long-let rents, not nightly rates.
